The Land Department charges 2% of the registered property value. In practice, this fee is usually split 50/50 between buyer and seller, though the buyer often pays the full amount by agreement. For a 5M THB condo, that's up to 100,000 THB.
Stamp duty of 0.5% applies when the seller is exempt from withholding tax. If the seller has held the property for less than 5 years, they pay withholding tax instead. Typically, this is a seller's expense.
For individual sellers, withholding tax is calculated at 1% of the appraised value (or the sale price, whichever is higher). For companies, it's calculated at 1% of the appraised value using a progressive tax table. For new builds, the developer often handles this.
