Before any listing appears in search, a trained inspector visits the property. They confirm the title deed against land department records, measure floor area, document the condition of every room, and cross-check the seller's stated ownership. Listings that fail inspection are either rejected or sent back for corrections — they never go live.
Inspectors are salaried staff, not commission agents. Their incentive is accuracy — not sales.

When you make an offer, your deposit is transferred to an escrow account we control — not the seller's bank account. The funds sit there, accounted for to the satang, until one of three things happens: the deal closes (funds release to seller), you withdraw under the guarantee terms (funds return to you), or a dispute is resolved (admin-adjudicated release). A double-entry ledger records every satang of movement. No manual intervention, no missing funds.

Photos can hide a bad view, a noisy road, or a cramped layout. A continuous walkthrough video cannot. We require every seller to submit an unedited walkthrough video — not a highlight reel — before their listing can be verified. Our inspector reviews the video against their physical visit notes. If the video misrepresents the property, the listing is rejected. The result: every listing you browse comes with a ground-truth record of what you are buying.
The video requirement is mandatory for verification — not optional. There are no live listings without it.

Buyer protection
If a verified property materially misrepresents the listing — a room that does not exist, an area measurement off by more than 10%, or a title deed defect not disclosed — we will return your full deposit from escrow within 5 business days of a confirmed dispute ruling.
